Investment Process

 

If you want to invest in one of our properties with us you firstly need to register on our platform. We will then assess your investor status, and if our projects are suitable for you, we will then add you to our investor database and inform you of property investment opportunities as they become available. There is no obligation to invest and you can unsubscribe at any time.

When investment opportunities arise that you are interested in working with us on, then you indicate to us how much you wish to contribute to the funding of the project. Once the project is full funded by investors then the purchase can go ahead.

A Special Purchase Vehicle (SPV) will then be setup, which is a UK Company Limited by Shares and governed by the UK Companies Act 2006. The shares of the SPV are held on your behalf by a nominee company but as the beneficial owner of those shares you will receive all the financial benefits due to you from the performance of the company. Once the transaction has completed any required works will be carried out on the property and tenants found as soon as possible.

If you wish to sell your shares you can do so at any time either privately or by posting them on our platform.

If investors in a particular SPV wish to sell the entire property, then a shareholders meeting can be called, and in the event of a 51% majority the property will be put up for sale.

Investing in property is not without risks. It is possible that your investment return may be lower than you expect and you could lose all or part of your investment.

Ensure you take independent advice before proceeding with an investment. The risks include:

  • The property cannot attract tenants for a period of time
  • The tenant defaults on the rent
  • The tenant needs to be legally removed from the property
  • The price of the property goes down
  • The property cannot be sold
